Both hold up well in Puget Sound rain when they’re installed correctly — and installation matters more than the brand does. James Hardie fiber cement is heavier, non-combustible, and carries a 30-year non-prorated warranty. LP SmartSide engineered wood is lighter, faster to hang, and takes an impact better. We install both, and on most South Sound homes the wall assembly behind the siding decides more than the siding itself.
They’re two genuinely different materials that happen to compete for the same job.
James Hardie is fiber cement — cement, sand and cellulose fiber. It’s a mineral product. It doesn’t burn, insects have no interest in it, and it doesn’t swell when wet. It’s also heavy, brittle until it’s fastened, and cutting it produces silica dust that has to be managed properly on site.
LP SmartSide is engineered wood — wood strands bonded with resins and treated with a zinc borate compound through the full thickness of the board. It’s roughly a third the weight, cuts with standard woodworking tools, and takes a hit from a ladder or a stray baseball without cracking. It is still a wood-based product, which means the coating and the cut edges matter more than they do with fiber cement.
On the specific question of standing up to our rain, fiber cement has a narrow edge — it’s a mineral board, so water has nothing to swell or feed. That’s a real advantage on the wettest, most exposed elevations.
But the edge is narrower than the marketing suggests, and here’s why: in nearly every failed wall we open up, the siding is not what failed. Water got behind it — through unsealed cut edges, missing or reversed flashing, inadequate clearance at grade or roof, or a weather-resistive barrier that was never properly lapped. Then it sat there, because it had no way out.
Hardie on a badly detailed wall fails. LP on a well-detailed wall lasts. The material is a smaller variable than the installation, and any contractor who tells you otherwise is selling you a brand rather than a wall.
This is where the usual comparison is misleading, so it’s worth being precise. “LP 50 years versus Hardie 30 years” sounds decisive. It isn’t, because the two numbers don’t mean the same thing.
So the honest framing is that LP’s headline term is longer but declines steadily, while Hardie’s shorter term holds its full value the whole way and transfers when you sell. Which is worth more depends on how long you plan to own the house. Neither is a bad warranty — they’re just structured differently, and the headline numbers hide that.
Separately from either manufacturer, our own installation carries a 2-year PrimeGuard workmanship warranty. Manufacturer warranties cover the product; ours covers the work. You want both, and it’s fair to ask any contractor exactly what theirs covers.
As a general market pattern rather than a quote for your home: LP SmartSide usually lands at a lower installed cost. The boards cost less, and because they’re lighter and cut faster, the labor hours come down too.
The gap narrows on complex homes. A house with a lot of trim detail, many corners, or difficult access spends most of its budget on labor, and labor is driven by the shape of the building more than by the material. Well-installed and maintained, both should give you decades. Fiber cement has the longer track record as a material and is the safer bet on the harshest exposures — waterfront, high-wind hillsides, walls that never dry out.
The thing that actually shortens either one’s life is the same in both cases: unsealed cut edges, missing flashing, insufficient clearance at grade and roofline, and paint left to fail past its service life. Every one of those is an installation and maintenance decision, not a material property.
We install both, so we have no reason to push you either way.
We lean Hardie when the exposure is severe, when fire resistance matters to you or your setting, when you want the transferable non-prorated warranty, or when neighboring homes have set that standard and resale is on your mind.
We lean LP when budget is a real constraint, when the design has a lot of trim and detail work where the lighter board and easier cutting genuinely help, when impact resistance matters — kids, ladders, a tight driveway — or on a large simple elevation where the installed-cost saving is meaningful.
On plenty of houses either would serve you well for decades, and the more useful conversation is about the wall behind the siding. That’s what we’ll walk you through.
On the narrow question of water contact, yes — fiber cement is a mineral board, so there’s nothing to swell or feed. But the difference is smaller than the installation. A well-detailed LP wall outlasts a poorly-detailed Hardie wall every time, because most siding failures are water getting behind the siding, not through it.
It’s treated through the full thickness of the board with a zinc borate compound, which is why it resists rot and insects far better than plain wood siding. It is still a wood-based product, so cut edges must be sealed and the coating maintained. Neglect those and you can get problems — the same as any wood-based cladding.
It depends what you’re buying it for. If you want non-combustibility, a 30-year non-prorated transferable warranty, or maximum durability on a severely exposed wall, then yes. If your house is a straightforward elevation in a sheltered spot and budget matters, a properly installed LP wall will serve you well for a long time.
LP often has the practical edge. It’s lighter and cuts with standard tools, so intricate work goes faster and cleaner. Hardie is entirely workable on detailed homes — it just costs more labor hours to do it well.
We don’t recommend it, and we generally won’t do it. Going over old siding hides whatever is happening underneath — and what’s underneath is exactly where problems live. It also complicates the weather-resistive barrier and flashing details that determine whether the new wall lasts. Taking the old siding off costs more up front and is the reason the wall still looks right in fifteen years.
Both are available pre-finished or primed for field painting. Hardie’s ColorPlus is factory-applied with its own 15-year finish warranty. LP offers pre-finished options as well as primed board. Field-painted siding of either type will need repainting on a normal cycle — sooner on sun-facing elevations here than the can suggests.
