What actually drives the price

  • Material. The single biggest lever. Vinyl is cheapest, LP SmartSide is mid, James Hardie fiber cement costs the most up front and lasts the longest here.
  • Wall square footage, not house square footage. A 1,800 sq ft rambler can have less wall than a 1,400 sq ft two-story. We measure walls.
  • Stories and access. Two- and three-story walls, steep lots, and tight side yards mean staging and scaffolding, which costs labor.
  • Tear-off and what’s underneath. Old hardboard or T1-11 that’s soft at the bottom usually means sheathing or framing repair. This is the #1 reason quotes change.
  • Trim package. Wide corner boards, window and door trim, fascia, and soffit work all add material and labor.
  • Weather barrier and flashing. Doing it right — full WRB, sill pans, proper flashing — costs more than a cover-up job and is the reason the wall lasts.

How to compare siding bids without getting burned

  • Make sure tear-off is included. Some bids quote siding over the top of failing siding. That traps moisture.
  • Look for the weather barrier line item. If there’s no WRB and flashing detail in writing, you’re buying a cover-up.
  • Ask what happens if they find rot. A real contractor tells you the repair rate up front instead of surprising you mid-job.
  • Check the workmanship warranty separately from the material warranty. They’re two different things — ours is a 2-year workmanship warranty plus the manufacturer’s warranty on the product.
  • Verify they’re registered and insured in Washington. Always confirm before signing anything.

For most homeowners staying put, yes. It handles our wet winters well, resists rot and fire, and holds paint longer than engineered wood. If you’re selling within a couple of years, LP SmartSide often makes more financial sense.

Can I side over my existing siding to save money?

You can, and we don’t recommend it. Going over failing siding hides rot, adds weight, and skips the chance to fix the weather barrier — which is the part that actually keeps water out of your wall.

Does new siding increase home value?

New siding is consistently one of the better-returning exterior projects, and in our market curb appeal matters. Just as importantly, it stops water damage that gets expensive if you ignore it.
