Modern white board-and-batten siding with black trim and a modern garage door, Tacoma

Doors that start with the flashing, not just the fixture

PrimeGuard Exteriors installs exterior doors across Puyallup and the South Sound, including entry, patio, and the big glass systems that open a wall to the yard. Most door leaks around here aren’t the door’s fault. They’re an install that skipped the flashing and the sill pan. We don’t skip those.

Doors we install

  • Entry and front doors — fiberglass, steel, and wood
  • Patio and French doors
  • Sliding glass doors
  • Panoramic multi-slide doors that stack a whole wall open
  • Accordion (bi-fold) glass door systems

Big glass openings, kept watertight

Multi-slide and accordion systems are the showpiece of a remodel, and they’re also where water gets in when they’re rushed. We set the opening dead level, pan the sill, flash the head and jambs, and tie it into the weather barrier so the wall stays dry through a Puget Sound winter.

Why the install matters more than the brand

A great door installed wrong still leaks and sticks. We take the time on the rough opening, the shims, the flashing, and the weatherstripping so the door swings right and stays sealed for years, not months.

Doors as part of the whole exterior

We’re usually already on site for siding, windows, or trim, so it’s the right time to handle doors in the same pass. One crew, one flashing detail, one schedule.

Door installation FAQs

How much does a new exterior door cost?

It depends on the door type — a standard entry door and a multi-slide or accordion glass wall are very different projects — plus the size of the opening and whether we’re reframing. We measure on site and hand you an itemized quote instead of a phone guess.

Are sliding or panoramic (multi-slide) doors worth it?

If you want to open a wall to a patio or a view, yes — done right they transform a room. The catch is the install: big openings need proper sill pans, flashing, and drainage or they leak. That detailing is exactly what we specialize in.

Do you install French and patio doors too?

Yes — standard entry, French, patio sliders, multi-slide, and accordion/bi-fold systems. If it’s an exterior door, we install it and flash it watertight.

Why do doors leak or stick?

Almost always the install, not the door. Skipped flashing, an out-of-level sill, or no sill pan lets water in and throws the door out of square. We set every door dead level and tie it back into the weather barrier.

Do I need a permit to replace a door?

A like-for-like swap often doesn’t, but enlarging the opening or adding a multi-slide wall usually does — the City of Puyallup inside city limits, Pierce County in unincorporated South Hill. We handle the permit when it’s required.

How long does a door installation take?

Most standard doors are a one-day job; large multi-slide or accordion systems can take longer depending on framing. You’ll get a clear timeline with your estimate.
